What is the average length of vacancy?
A: The amount of time your property could be vacant depends on a variety of factors including seasonal market cycles, rental price compared to local comps, condition of the property, and tenant qualifications. However, at Bridgepoint, we work very hard to keep vacant periods to a minimum; usually a month or less.
How much security deposit do you collect?
A: A good rule of thumb is at least one month’s rent. However, some property owners require more.
As the leasing agent, who does Bridgepoint represent the property owner or the tenant?
A: Bridgepoint represents the property owner. Our contract is with the property owner and it designates us as the owner’s legal agent. We assure that the owner is in compliance with Federal and State laws including Fair Housing Laws and the SC Landlord Tenant Act. Part of our responsibility as the landlord’s agent is to maintain a good relationship with the tenant. We take pride in providing excellent service to both landlord and tenant.
How do you advertise your vacancies?
A: We use a variety of sources like the Bridgepoint website, Zillow, Trulia, Hotpads, Craigslist, social media, and a host of other web outlets. Also, we often pay finder’s fees to our network of Realtor sales agents to help find the right tenant for your property. In addition, we’ll use “old fashion” methods such as “For Rent” signs, word-of-mouth networking, and our database of prospects looking to move to the area. Bridgepoint has an excellent record of successfully leasing properties.
What if the tenant doesn’t pay rent?
A: Hopefully this never happens! But if a tenant has not paid rent within, typically, 5 days of the due date, we will file an Affidavit of Eviction with the appropriate magistrate or circuit court which begins the eviction process. The total process can take about 30 days to complete.
What assurance to I have that my property is going to be taken care of?
A: At Bridgepoint, we take our stewardship of your property very seriously. We start with qualifying the best tenants the market has to offer. We do quarterly inspections like clockwork. We also communicate often with the tenant and upload copious notes, inspection forms, and pictures to the keep track of all maintenance requests.
Do you perform maintenance for my property?
A: Yes, Bridgepoint provides a variety of repair and maintenance services in-house at very reasonable rates. We also have a team of independent contractors- from handymen to locksmiths- that we oversee to assure excellent work at a fair price.
When can I expect to get paid?
A: Bridgepoint distributes owner funds between the 10th and 15th of every month.
How do you handle pets?
A: We take direction from our owners. We have properties that are strictly “No Pets”, and we honor those terms. We also have properties that are extremely pet friendly, and we honor those terms as well. We often recommend to the owner that we advertise your property as “Pets Considered”or “Pets Negotiable”. This way you do not disqualify your property from a great tenant who has a pet. We also recommend a non-refundable Pet Deposit and a monthly addition to the rent as well to cover the additional stress on your property of having a pet.
