- Provide lease negotiation and preparation on the Owner’s behalf
- Provide screening services for all applicants including credit, criminal and eviction history
- Show the home to prospective tenants
Manage Your Property
- Maintain excellent, consistent communications with owners and tenants
- Provide rent collection, record keeping and handle legal actions including evictions when necessary
- Perform periodic inspections
- Handle the move-in, move-out processes including personal inspections
- Provide maintenance and repair services through our in-house services or through our network of licensed contractors
Financial Diligence
- Supply monthly and annual accounting statements as well as year-end income/expense statements and 1099
- Aggressively pursue rent collection to ensure owner income
- Approve bills and deduct expenses
- Disperse owner proceeds monthly
- Provide Owner online access to property financials
For the services above, we offer a flat monthly management fee of 8-10% of the property rent. For new leases, there is a one-time charge of 35% of the first month’s rent as a Leasing Fee.
